定制厂房(案例分析)

本方案旨在针对意向投资于上海市工业综合开发区的客户。按照客户之要求及所提供的图纸,由开发区建造厂房租赁或出让给客户的一种方式。

Aim:

This proposal caters to those investors who have the intention to invest in Shanghai Fengpu Industrial Park. According to the requirement and the design of the investor, the Park builds the workshop, then rents or transfers to the investor.

厂房定制概算Built-to-suit Option

(Note: the following is a case study for your reference. )

A企业的厂房要求Requirement of A Enterprise :

–10,000 sqm 生产空间 Workshop Space 10,000 sqm

–8m 可用高度 Height 8m

–1,500 sqm 办公空间 Office Space 1,500 sqm

–动力要求 Power requirement

•Est 600kva

–地面负载 Floor Load

•Est 0.5 T/sqm

–单臂高架起重机(20m 20ton) Crane

–标准水联结 Standard Water Pipeline

土地及建设成本估算 Estimation of Land and Construction Cost

厂房成本分四部分:土地,土建,小配套,建筑申请及有关税费 The total Cost is divided into four (4) parts: Land cost, Construction cost, supporting facility fee, construction application and taxation fee

1. 土地: 根据上海市规划局的条例,厂房建筑密度一般是50%,以土地价格US$26/ M2计算,则摊到建筑面积上,每建筑平米的土地价格为人民币430元/平方米。

Land Cost: According to the regulation of Shanghai Planning bureau, the construction density is 50%. Calculated as US$26/ M2, land Price per square meter is 430 Yuan/ M2.

2. 土建:Construction Cost:

a.办公场地:每平米人民币1000元(含一般地基处理)

a: Office: 1000 yuan/M2 (groundwork included)

b:加工车间:每平米人民币1100元,(不含特殊地基加固)。

b: 1100 Yuan per m2 (special groundwork reinforcement not included )

注:因为企业要求局部安装20吨行车,则该行车覆盖区域地基加固价格上浮200元每平方米。

Note: for the instalment of 20Ton cranes, the cost of crane area will be increase by RMB 200 yuan per sqm.

3. 小配套:Supporting Facility:

a.: 工业三相电,600KVA,10KV供电。总价80万元,则摊到建筑面积上,每建筑平米的配电价格为人民币70元/平方米

a. For 600 KVA power supply, the total price is about RMB800,000 Yuan. the unit price is 70yuan /m2

b. 供水,道路,绿化,门卫间,大门,变电房,围墙等折合每建筑平米人民币150元。For water supply, road, green area, guard room, door, power distribution room, wall (RMB 150 yuan / m2)

4.建筑申请及有关税费:包括项目申请,土地勘测,项目报批等等,折合每建筑平米人民币100元

Application and other taxation fee: include but not limited to project application, land survey, project approval. (RMB100 yuan/ m2)

综上,基本厂房成本在每建筑平米人民币1850元左右。

In total, the construction cost is around 1850 Yuan per square meter.

工程总造价:1850元×11500平方米=21,275,000

The Total Cost : RMB1850Yuan×11500M2=RMB 21,275,000Yuan

二、厂房出租方式 Lease Option

a. 由开发商购买土地,建造厂房,按期出租给企业,本方式最低租期不低于八年。a. The developer purchases the land and constructs the workshop. The finished workshop will be rent to the enterprise. The minimum term is eight (8) years.

b. 租金计算公式=总价×(5%+7%)/365天

Rental=The Total Cost×(5%+7%) /365 Days

5% 是折旧,按20年计算。5% is depreciation, levied by 20 years.

7% 是资金成本。7% is capital cost.

租金:RMB0.60元/平米天 Rental= RMB0.60 Yuan /M2/Day

物业管理费:0.02元/平米天 Management Fee= 0.02 Yuan /M2/Day

合同签署后,必须按合同约定的租金支付2年的租金作为厂房建设定金,同时支付三个月的租金作为厂房租赁押金。付款的基本原则为先付款后使用,每年分二次付款,即每6个月付年租金的50%。租赁厂房第一天先付租金的50%,满6个月后的第一天再付50%,以此类推至租赁合同结束。From the commencing date of the signing of the contract, the 2-year’s rental shall be paid as a construction pledge. At the same time 3-month’s rental shall be paid as leasing deposit. The using right will be obtained only after payment. Each leasing year, 50% of the annual rental shall be paid on the first date of the first month of each lease year. Six (6) months later, another 50% of the annual rental shall be paid.

三.以上估算,是在没有厂房的具体图纸和要求的进行的,可能有15%左右的误差,有关数据仅供参考。

Note: The final cost is based on the final drawing and specific requirement of the enterprise. So there is an error of 15% between the estimation and the final cost. The above-mentioned data is only for reference.
